My name is Paul FRIGAN and I would like to take this opportunity to introduce myself. I am a local Realtor in the Durham Region. I've been helping many people buy, lease, or sell real estate for over 15 years.

I have always taken pride in the fact that I am very patient and down to earth. I personally don't think that I am any better than anyone and fully respect the way each individual deals with the challenges of life.

As a Realtor, I understand that once a person has hired me to help them either purchase or sell a property, I am now responsible for their success or failure. With that responsibility comes the necessity for truth, understanding and most of all trust.

I find the very best outcomes derive from those who fully trust me (as a professional) to guide them to a successful closing. I can't count the number of times that I've heard a home owner say "My house will sell fast, homes in my neighbourhood don't last!" and then ignore all of my warnings and continue to shop for a home. I've witnessed several people either buy a new or resale home without the condition to sell their home and end up in the worst position that they've ever been in...owning two houses or facing a hefty lawsuit.

The biggest mistake people tend to make is overpricing their home (for what ever reason they see fit) They think that just because an agent has agreed to the listing at the price that a Seller has insisted on, the battle is over. In fact, it's as though they have just declared war against an opposition that is far better equipped to win the war.

Today's Buyers are very analytical and really educate themselves on a particular market (of interest) They usually know what has sold, for how much, and how long each home has sat on the market. There is no fooling them, with masking defects, overpricing, and excuses as to why the home (or shall we say the PRODUCT) that you are selling is not perfect.
